For most people, a for-sale-by-owner (FSBO) transaction simply isn’t in the cards. Here are five reasons why.1. FSBOs can’t list their home in the MLS. FSBOs aren’t permitted to put their home in the multiple listing service (MLS) because these industry membership organizations are open only to licensed Cincinnati real estate brokers and agents. FSBOs are also locked out of many home search engines and Web sites, including this site. Sure, a determined FSBO can put a for-sale sign in his or her front yard and run a tiny advertisement in the local newspaper, but the home won’t receive nearly as much exposure as it would through the MLS.

2. Agents won’t show FSBO homes. In a typical home sale, the buyer’s agent receives a percentage of the commission that the seller pays the listing agent. Without a listing agreement, there’s no guarantee that the buyer’s agent will be compensated for his or her services, unless the buyer has signed a buyer’s brokerage agreement that specifically provides for such compensation. Even if a FSBO offers to pay the buyer’s side of the commission, most agents won’t want to go through a transaction with an unsophisticated self-represented seller across the table. Don’t just rely on one way to get publicity – think of as many different ways as you can and use the best ones for your event.

You’ll need to be very organized and plan well ahead. Make sure you order any equipment you might need in plenty of time. Make up an event checklist and build yourself a kit with plenty of spares - pens, training materials, extension cables, flip chart paper, gaffer tape, scissors, etc. Check with the venue that everything’s ready for you the day before the event.

The more value you provide, the more likely you are to be seen as an expert in your area and the more business you will get from your event and from word of mouth after the event as a result, so don’t deliver a sales pitch – your content has to be high quality, entertaining and informative or people will feel cheated, particularly if they paid to attend.

Once the event is over make sure you follow up and ask for feedback – it’s the best way to find out if the event was what your clients wanted, to get ideas for future events, and also a great to chance to chat to prospective clients to see if they’re interested in working with you. You can also collect testimonials which will help you if you plan to run events on a regular basis, and which you can also use to promote any products you develop from your event content.

In short, pick a great topic, plan everything carefully, publicize what you are doing as much as you can, and check everything is in place the day before the event. On the day, don’t forget to relax and enjoy yourself – if you are having fun, the audience will too. Lastly and by no means least, whatever you do, don’t forget to follow up.

You can have life balance. When I say balance, I am referring to our physical, emotional, mental and spiritual health. Physically, we need to eat more organic vegetables and fruits and less processed and sugary foods, more mono-saturated fats found in nuts and raw seeds and less trans fats used in crackers and cakes, more wild caught fish, such as halibut and salmon and less red meat; move more and watch less television. Mentally we should challenge our brains by doing something different like learning a new language and engaging less in what we already know. Spiritually, we need to create a peaceful inner space by meditating more and complaining less. We can re-discover religion and open our minds to new kinds of spirituality.

The lines are becoming a bit blurred between our televisions and our computers these days. We are now able to watch movies right on our computer screens these days by plopping in a DVD or using a service like Netflix. I normally set it up to record all new episodes of my favorite shows and I never miss a single one.
